Welcome to Sunnymead, a beautifully refurbished three-bedroom retreat where cool, contemporary interiors and light-filled spaces frame sweeping countryside views, with the sea in the distance.

With thoughtfully designed interiors and original artwork on the walls this is a gorgeous reverse-level style home. The spacious kitchen sits upstairs, complete with a generous breakfast bar—the perfect place to linger over morning coffee and admire the view. From here, the home flows into a bright and welcoming living space, where a large feature window draws the landscape inside. Settle into the electric recliner with a good book and watch the countryside roll away towards the coast.

Downstairs, two of the three bedrooms open directly onto the beautifully planted garden. Extensive terraces, secluded seating areas and sun loungers invite you to follow the sunshine throughout the day, all against a backdrop of the countryside and distant sea.

Tucked away in the tiny village of St Levan, Sunnymead enjoys a wonderfully peaceful setting in the heart of Penwith. Wake to the sounds of sheep and cattle in the surrounding fields, watch the morning sun rise over the landscape and, on clear evenings, sit beneath moonlit skies scattered with stars. It is a special place to slow down and savour the very best of West Cornwall.


LOCATION

Located in St Levan a peaceful and rural village, which offers you that true escape-to-Cornwall feeling while still being close to beaches, pubs, restaurants and attractions.

Sunnymead is a place to slow down, explore, eat well, sleep deeply and make the most of this extraordinary corner of Cornwall. There are some lovely places to eat within a short drive of Sunnymead, from traditional Cornish pubs to laid-back beachside spots.

St Just, Mousehole, Newlyn and Penzance are a short drive away and all offer plenty more cafés, restaurants, pubs and shops when you fancy exploring a little further afield.

Porthcurno is close by and is one of Cornwall’s most beautiful beaches overlooked by the magical Minack Theatre which perches on the cliffs high above the Atlantic Ocean. Here you’ll be able to take in an open-air production, music concert or festival, depending on the theatre’s programming. Sennen Cove offers a livelier beach day, with a huge sweep of sand, surfing, cafés and spectacular sunsets.

For quieter adventures, explore the tiny coves of Porthgwarra and Penberth, or head towards St Just and Botallack to discover Cornwall’s dramatic mining heritage. From Sunnymead, you can walk towards Nanjizal and join the South West Coast Path, so don’t forget to pack your walking boots! 


LIVING

Sunnymead has a relaxed, contemporary feel, with comfortable spaces designed for unwinding after days spent exploring the coast. Whether you’re curling up with a good book on one of the two large corner sofas’, settling down for a film in front of the smart TV or simply enjoying a quiet evening together, the living space is somewhere you’ll be happy to retreat to. Large windows bring in plenty of natural light and make the most of the surrounding countryside.

Leading off from the kitchen, there is a cosy snug room which offers a sit-stand desk, comfortable office chair and additional monitor. Its tucked away from the main living spaces, with a smart TV, cosy armchair and L shaped sofa so a great spot to work from home or for the younger guests to hang out in.


COOKING & EATING

The kitchen is beautifully equipped for everything from leisurely breakfasts to family suppers and post-beach banquets. There’s an electric hob, two ovens, a microwave and a large American-style fridge/freezer, along with a dishwasher for easy clearing up. Coffee lovers will appreciate the Philips L’OR Barista Sublime pod machine — perfect for that all-important first coffee of the morning. The dining area provides a lovely spot to gather together, while on warmer evenings you can take dinner outside and make the most of the garden.


SLEEPING

There are three luxurious bedrooms at Sunnymead, each offering a peaceful place to retreat to after a day exploring this beautiful area of Cornwall.

Master bedroom - The dreamy master super-king bedroom has a gorgeous en suite shower room and large bi-fold doors opening directly onto the terrace.

Bedroom two - boasts a luxuriously soft double bed, dressed in crisp linens and plush pillows, inviting you to drift off into pure relaxation. This room also has patio doors which open out onto its own little outdoor seating area to the rear of Sunnymead.

Bedroom three - offers two single beds and is a very sweet room. If our younger guests stay in this room, just be mindful that the patio doors open out onto the extensive terrace, with views across the garden and surrounding countryside towards the sea and cove beyond.

With warm, soothing décor and an ambiance designed for comfort, these three restful retreats promise a blissful stay.


BATHING

There’s a luxurious family bathroom with a freestanding bath, double sinks and a large walk-in shower featuring a waterfall shower head. The master bedroom has an en suite with a walk-in shower. Both have heated towel rails which add an extra touch of comfort, particularly welcome after an early morning swim or a blustery coastal walk.


UTILITY

Really useful after beach days and walks there is a washing machine and separate tumble dryer, as well as plenty of space for hanging coats and storing shoes, walking boots and beach gear.


OUTSIDE

With so much care and attention devoted to it, the stunning garden feels like a natural extension of the house. Beautifully planted, with extensive terraces, two outdoor seating areas and sun loungers, it offers plenty of inviting spots to follow the sun throughout the day. Enjoy lovely views across the countryside towards the sea in the distance while lingering over morning coffee, settling down with a book or soaking up the afternoon sunshine.

A kettle-style charcoal barbecue is perfect for relaxed summer suppers, while the outside tap is particularly handy for rinsing sandy toes and muddy boots after a day spent exploring. The front of Sunnymead is also available to enjoy, although there is no parking here and the steps are steep so, please take care especially with little ones.

  • PARKING: Private parking at the rear of Sunnymead for up to 3 cars.

  • WI-FI: Sunnymead has free Wi-Fi, so you can stay in touch with the outside world.
  • HEATING: There is oil fired heating throughout and electric hot water.
  • GARDENS: The gardens are fairly level to the immediate rear of the property. To the front of Sunnymead the garden is tiered with steep steps leading down to the gravelled area. Children of all ages must be fully supervised by a responsible adult if using the outside areas.
  • ALLERGIES: If you or any member of the party suffer any kind of allergy (such as pet, dust or food) please let us know before booking so we can advise both the suitability of the property and what feasible measures are possible to mitigate the issue such as adapting any welcome pack contents.
  • PETS: Pets Are NOT permitted at Sunnymead.
  • LINEN & TOWELS: You'll have bedding & towels but please bring your own beach towels.
  • ACCESSIBILITY: Typical of Cornish houses, Sunnymead has internal stairs and steps throughout so it may not be suitable for those with limited mobility. To the front of the house, you have steep steps leading down (and in some areas there is no hand rail). The stairs are wooden and can be slippery so please bring along a pair of slippers or non-slip socks to wear whilst indoors. This property is not wheelchair friendly and may not be suitable for those with limited mobility. The bedrooms are on the ground floor and two of them directly access the garden. For fire safety these patio doors are opened by thumb turn locks and may not be suitable for young children. Additionally, and for fire safety the snug is strictly not for use as sleeping accommodation. Please contact our booking office to discuss the properties potential suitability prior to confirming if any of this applies or you have any questions or concerns.
  • CHANGEOVER DAY & SHORT BREAKS: Sunnymead changeover day is usually a Friday. Do check with us if your dates don't quite fit as we will always try to help. Short breaks may be available out of season.

  • If travelling later and arriving in the dark do familiarise yourself with the directions before leaving. With limited phone signal in the area also ensure you download all directions before hand
  • If you are in a car that's your pride and joy and don't like navigating hedgerows and windy single track Cornish country lanes it may not be for you.
  • The garden is tiered in places and has several steep granite steps so please take care. 
  • There is a small village school at the very bottom of the lane
