Morrab View is a grand Georgian town house located overlooking the peaceful 19th Century Morrab Gardens and offers distant sea views from the upper floors. Set within a prestigious terrace in the heart of the historic town of Penzance it’s a large house offering comfort and space across five floors. It is perfectly located for a morning stroll down to the seafront or a wander through the extensive sub-tropical gardens opposite before exploring the historic streets, galleries and shops in this iconic harbour town.

At Morrab View you’ll enjoy the balance of space and privacy for a memorable family holiday. Comfort is key and you’ll find four bedrooms, three bath/shower rooms, an adult’s reading/music room and a very well-equipped kitchen next to a breakfast room. The open plan dining area leads into the sitting room creating a grand and wonderfully relaxed social living space. Further rooms include a games room, a cloakroom, utility room and boot room. Relaxed evenings can be enjoyed with a sundowner in the secluded front garden.

The third floor is dedicated to the master bedroom suite with a shower room, dressing room and a study next door. Escape to this floor to enjoy the views or to use the study if you are ‘working from your holiday’.

The lower ground floor with a king bedroom, a sofa, shower room and a well-equipped utility room containing a dishwasher, electric oven, hob and a fridge/freezer makes Morrab View perfect for an extended family holiday as the in-laws can have the luxury of their own space and private entrance.

Morrab View is perfectly located to explore Penzance. It is a town full of hidden charms from the gardens, walks, ancient sites and foodie delights to the sea water lido with geothermally heated pool. The promenade extends to connect with Marazion, Newlyn and Mousehole which are all within walking distance. 


LOCATION

Quietly location just a short stroll from Penzance’s popular Chapel Street and the high street, this property is situated perfectly for exploring the best the town and surrounding areas has to offer. Be right in the heart of it all but tucked away enough to enjoy a relaxing stay. The best local attractions, shops, galleries, bars, pubs and restaurants are all within walking distance. You can be in the oldest pub in Penzance, The Turks Head, dating from 1233, in a matter of minutes. Have a drink or a meal here and you’ll be stepping back in history, enjoying the same public house as pirates and smugglers did 750 years ago. Or walk along the seafront to the famous Jubilee Pool, the UK’s largest art deco seawater lido.

Penzance is the gateway to the Land’s End peninsula and in the far west of Cornwall nothing is far away. The fishing harbour of Newlyn is a 20-minute walk along the seafront promenade, and the quaint village of Mousehole is only a 10 minutes’ drive away. Marazion, with the famous St. Michael’s Mount, is easy to walk or drive to. St. Ives is easily reached using the scenic rail line from Penzance station. Sennen Cove, The Minack Theatre in Porthcurno, and The Cornish Mining World Heritage Site on the north coast, are all an easy drive away.


LIVING

The abundance of space means your family can relax with the opportunity to come together or for everyone to find their own space within the house.

You’ll enter the house via ten granite steps, arriving into the grand hallway with doors to two bedrooms, the reading/music room with a piano, chairs and a decorative fireplace. Stairs lead you to the lower ground floor and first floor.

The lower ground floor has a very private king size bedroom leading to the front garden via a few steps. There is a shower room with a rainfall shower. The utility room and boot room are great spaces for dog beds, storage, bikes and boots!

Indulge in the master suite on the second floor or work away in the study with superfast broadband. The living, dining and cooking takes place on the palatial first floor with a lovely breakfast room to read the paper or settle little ones whilst you are next door cooking up a feast.

On rainy days, indulge in a marathon of board games after a brisk stroll along the nearby promenade, or relax in the music room for a good ol’ sing song and turn the gas flame effect fire on for a relaxed evening of book reading, or snuggle up to a film on the large TV in the living room.

Teenagers will love the chilled-out games room upstairs with sea views, hammocks and bean bags. The practical boot room is ideal for offloading walking boots and wet coats and houses two dog beds ready for your four-legged friends.


COOKING & EATING

The very well-equipped kitchen has all that you need to rustle up a delicious Cornish feast that you never find time for at home. There’s an electric aga with gas burners, boiling water tap, dishwasher, larder and a fridge/freezer with an ice maker. Enjoy relaxed breakfasts in the breakfast room or extravagant dinners with great conversation in the beautiful dining room which seats up to ten and opens up with adjoining doors to the living room, creating a wonderfully social space for family dinners.

SLEEPING

The four generously sized bedrooms have all been individually styled.

MASTER BEDROOM: The Master bedroom suite on the second floor has a lovely super king size bed, a dressing area, basin, shower room and a decorative fireplace. The adjoining doors reveal a large study and views over Morrab Gardens.

LOWER GROUND FLOOR: The king size bedroom on the lower ground floor has a sofa and leads to the front garden. The utility room on the same floor with a dishwasher, electric oven, hob, and a fridge/freezer makes it perfect for the in-laws to join you and have privacy.

BEDROOM 3: A light twin room overlooking the front garden on the ground floor. This room can be made up as a king on your request.

BEDROOM 4: This bedroom is perfect for children with two bunk beds. (Can sleep 4 children on request).


BATHING

GROUND FLOOR: The family bathroom has a separate bath and shower, heated towel rail, WC and hand wash basin with a big window letting in lots of natural light. There is an additional cloak room on the half landing with WC and basin.

LOWER GROUND FLOOR: The shower room has a large rainfall shower, WC and basin. A perfect private shower room for those sleeping in the king room on the ground floor.

SECOND FLOOR: Shower room with WC, basin and towel rail.


OUTSIDE

The garden to the front of the property has mature shrubs and flower beds where you can dine al fresco or sit back on the outdoor furniture and enjoy the Cornish sunshine. The entrance steps are the owner’s favourite spot first thing in the morning and in the evening to enjoy the views.

The back of the property benefits from private parking and an EV charging point and outdoor shower.


UTILITY ROOM

You’ll come into the rear lower ground floor of the house where you park. Here you will find a large utility room/second kitchen. It has everything needed to make Morrab View feel like a home from home, including: washing machine, tumble dryer, dishwasher, electric oven and hob, fridge/freezer. The lower ground floor bedroom can make the most of this by making a cuppa or breakfast to enjoy in the garden in the morning, instead of popping up to the second floor.


USEFUL TO KNOW...

PARKING: There is access to private parking for up to two average sized cars at the rear of the property. It’s is via a narrow lane so may not be suitable for larger vehicles. Care must to be taken and please contact us before booking if you have any questions regarding the suitability of the parking.

ELECTRIC CARS: A dedicated EV charging point is available.

Wi-Fi: There is free unlimited Wi-Fi.

HEATING: Gas central heating with an open gas fire in the living room.

LITTLE ONES: There is a travel cot and highchair for your use. Don't forget to bring a mattress and linen for the cot. 

PETS: Far West Cornwall is doggie heaven! There’s plenty of beaches and coastal paths for exploring. Two well-behaved dogs are welcome at £35 each per week/short break. Please make sure they stay out of bedrooms and off the furniture and that you rub down muddy/sandy feet before they come in. Dog beds are located in the boot room.

LINEN & TOWELS: You'll have bedding & towels but please bring your own beach towels.

ACCESSIBILITY: Ten granite steps lead up to front the door which opens into the hall, with stairs to the lower ground floor and upper floors. The main living spaces are on the first floor. Given the house is over 5 floors with multiple staircases it may not be suitable for those with limited mobility or young children. If in doubt or if you have any questions do get in touch before booking.

CHANGEOVER & SHORT BREAKS: Changeover is usually Saturday. Do check with us if your dates don't quite fit as we will always try to help.

Sights such as Lands End, St. Michaels Mount and Falmouth (Pendennis Castle) are within easy reach, Tintagel Castle is a little further away, but absolutely worth visiting. The house was really well decorated. On 4 floors there are 4 large bedrooms, 3 bathrooms and a huge, very well-equipped kitchen. We felt comfortable in the house.”
